For self-storage owners
They call every week. Know your number first.
Public Storage, National Storage Affiliates and the rest keep calling. Put your own units, rents and costs in, count them the way a buyer does, and see what your facility is worth, what would raise it, and whether a cash or unit offer is a good one.

Made-up figures to show the layout. Yours come only from what you enter and the cap rates you choose.
How it works
Know what it’s worth. Know how to make it worth more.
01What is my facility worth?
Enter units, occupancy, rents and costs. We count them like a buyer: rent actually collected, plus other income, less every cost including a management fee. Free.
02How do I make it worth more?
Four moves, each priced in dollars of value: fill units, raise rents, earn more outside rent, trim costs.
03Get ready to sell
The papers a buyer asks for, cash versus 1031 versus UPREIT on your numbers, and any offer you enter checked against your own cap rate.

Common questions
Straight answers.
Is this an appraisal?
No. It is a calculation from the numbers you type and the cap rates you pick. An appraiser or broker will use your market. Use this to walk in knowing your own figures.
Why do you add a management fee when I run it myself?
Because a buyer will. They do not get your free labor, so they count what it costs to manage the property. You can set it to your own number.
Where do the cap rates come from?
From you. We do not publish market cap rates and we do not guess yours. The examples in the form are only there to show a range.
Will this get me an offer from a REIT?
No. We do not buy, broker or place facilities, and we do not promise any buyer. We help you know your number and be ready when they call.
Is this tax advice?
No. It is education and preparation. The cash, 1031 and UPREIT comparison uses your numbers to show the shape of each choice. Your tax adviser and lawyer decide what is right for you.
What do you keep?
Nothing until you pay. After you pay, your plan is kept at a private link for 30 days and then permanently deleted.
