The short version: Sell Storage Smart is a planning tool. It does arithmetic on the numbers you type and explains your options. It is not an appraisal, a brokerage or advice. You decide what to do, and you are responsible for your own sale.
What Sell Storage Smart is
Sell Storage Smart helps owners of self-storage facilities in the United States prepare to sell. You enter your units, occupancy, rents, income, costs and cap rates. It works out a value range, shows how four changes would affect it, lists what a buyer usually asks for, sets a cash sale, a 1031 exchange and an UPREIT (Section 721) exchange side by side, and can check an offer you have received against your own numbers. Short notes are written by AI.
What it is not
We are not an appraiser, a broker, a lender, a REIT, a lawyer, an accountant or a tax or financial adviser. We do not buy, sell, list or place any property, and we do not promise that any buyer will make you an offer. Nothing on this site is legal, tax, investment or professional advice. Exchanges under Sections 1031 and 721 have strict rules, so involve your own tax adviser and a real estate lawyer before you sign anything.
Your numbers, your cap rates
Every dollar figure comes from the numbers you type and the cap rates you choose. The cap rates, management fee, discount and selling-cost percentages shown in the form are examples only, not market data. If your numbers are wrong, the result is wrong. A real sale price depends on the buyer, your market, your records and the negotiation. We guarantee no price and no result.

The short notes in your paid plan are written by AI. AI can make mistakes. You are responsible for checking anything you rely on.
Using the site
- Use Sell Storage Smart for property you own or manage, or for someone who has asked you to help them.
- Give accurate information. Do not use it to make false statements or for anything unlawful.
- Do not try to bypass payment, overload the site or interfere with how it works.
Your content
You keep ownership of what you type and of the plan you receive. You give us permission to process your numbers, including by sending them to our AI service provider after you pay, only as needed to provide the service. See our Privacy page for how it is handled.
Pricing and payment
Seeing your value range is free. Steps 2 and 3 are a one-time payment, and the price is shown before you pay. After you pay, you can change your numbers and make the plan again up to three times, and each new plan replaces the one before it. A SHORE AI eGift code can pay all or part of the price. Payments are processed by Stripe.
Keeping your plan
After you unlock your plan, we hold it behind a private link for 30 days, for your convenience. Then it is permanently deleted and we do not keep it. Please save a copy or a PDF if you want to keep it longer. Anyone who has your link can read your plan, so please keep it private.
Refunds
If you are charged and your plan does not unlock, or something breaks, email us and we will fix it or refund you. Because you can see your value range before you pay and your plan is delivered right away, other payments are not refundable except where the law requires it.
No warranties
Sell Storage Smart is provided "as is" and "as available". We do not promise that it will be uninterrupted or error free, or that it will meet your needs.
Limit of our liability
To the fullest extent the law allows, SHORE AI LLC is not liable for indirect, incidental or consequential damages, or for lost sales, profits, taxes, deals or opportunities, arising from your use of the site or from any decision about selling or exchanging property. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Some places do not allow certain limits, so parts of this may not apply to you.
Changes and ending
We may change the site or these terms, and we will update the date above. We may suspend access for misuse. Continuing to use the site after a change means you accept it.
Governing law
These terms are governed by the laws of the State of California. Disputes will be handled in the state or federal courts located in Los Angeles County, California, unless the law gives you the right to go elsewhere.
